Leasing Plan:
User prospecting and continued market exposure are always key issues in marketing any commercial property. Market exposure will help generate new interest from potential tenants.
The following steps will be taken by Hutchins Commercial Realty. (HCR) to market the vacant space:
- Marketing Package - Develop a leasing package including a fact sheet, location map, aerial and ground level photographs, and market data.
- Broker Mailer - Including general leasing information, brochure, etc., to be sent to all commercial brokers in the Dayton and surrounding markets.
- Broad and Target Market Advertising - the characteristics and attributes of every property will be marketed appropriately in print, direct mail or electronic mail campaigns.
Market Exposure:
Marketing efforts include regular contacts with news and magazines in the applicable target market for your property. It is important that a public relations campaign work hand-in-hand with prospecting efforts of the sales and leasing staffs. Press releases are distributed on a regular basis, to the appropriate media announcing building sales, new leases, building updates, and any other newsworthy items. Placement of advertisements in appropriate media announcing availability is used to reach potential tenants throughout the market. Each property shall be placed on local and national affiliated websites including the HCR Website, Loopnet, and many others.
Networking and Referral:
Members of HCR attend numerous association meetings, club and service functions. Specifically, consultants actively participate in the Chamber of Commerce, Institute of Real Estate Management, Commercial/Industrial Committee of the Board of Realtors, National Association of Industrial and Office Parks, Downtown Dayton Partnership, Dayton Rotary and many other organizations. This networking expands our ability to solicit interest in your property.
Reporting:
We place a very high priority on client communication. Our database allows us to report all leasing activities to our clients on a regular basis. These activity reports include comments so an owner can readily see what potential tenants are saying about their property, about the market, or business conditions in general. Market study reports will be provided to our clients for the market area surrounding their property.ts will include a monthly summary of expenses, a check register, and a year to date list of expenses.
Co-Brokerage:
The successful marketing of the property will require strong cooperation from outside brokers. Therefore a full-scale broker mailing will be initiated.
